Built Up Roof Systems

Built-up roofing (BUR) systems have stood the test of time, with over 150 years of proven performance. Known for their durability and leak resistance, BUR systems remain a trusted solution for buildings that demand long-term protection.

A BUR system is composed of alternating layers of bitumen (tar or asphalt) and reinforcing felt membrane. These layers form a seamless, watertight membrane. Unlike single-ply roofs, which have seams every few inches, BUR creates a monolithic barrier that significantly reduces the risk of leaks.

There are two types of BUR: Coal-Tar Pitch and Asphalt. Coal-Tar Pitch was once regarded as the gold standard in flat roofing as it is highly resistant to standing water. It has been phasing out due to health concerns and availability. Asphalt BUR is the most common BUR system today. It is more cost effective and newer systems can be cold applied to reduce odor and eliminate the use of kettles with open flames.

  • When installed correctly, BUR systems are among the most reliable in the industry, with minimal risk of nuisance leaks over a 20+ year lifespan.
  • Ideal for high-traffic areas, industrial plants, hospitals, and schools where water infiltration is not an option.
  • When surfaced with gravel or slag, BUR systems help reflect sunlight and reduce heat absorption — contributing to energy efficiency.

Considerations:

  • BUR systems require significantly more labor than single-ply membranes
  • Tar prices have risen sharply (300%+ in recent years) due to oil refining changes
  • Expect to pay approximately 50% more than a single-ply system
  • We advise against using aluminum coatings in place of gravel as a protective surface measure, as gravel provides UV and impact protection
