EPDM Systems

EPDM roofing systems

(Ethylene Propylene Diene Monomer) EPDM roofing systems — commonly known as ‘rubber roofs’  offer flexibility, durability, and proven long-term performance. They’re ideal for commercial buildings across a wide range of climates and have become especially popular in northern states for their energy efficiency in colder environments.

EPDM is a synthetic rubber membrane that resists UV, weathering, and building movement. It comes in black or white sheets and is joined using highly reliable double-sided seam tape.

EPDM Installation Types

Ballasted
EPDM

  • Uses large membrane rolls held in place by smooth round ballast stone (¾” – 1½”)
  • Fastest to install
  • Best suited for large, open-roof areas

Fully-Adhered EPDM

  • The most common system
  • Insulation is mechanically secured to the deck
  • Membrane is bonded to insulation using adhesive
  • Ideal for small to mid-sized buildings

Mechanically Attached EPDM

  • Both the insulation and membrane are fastened to the roof deck
  • Increasing in popularity due to system improvements
  • Used where wind uplift or cost control is a concern

EPDM Installation Types

  • EPDM has over 50 years of successful use in the roofing industry and it's only getting better.
  • Made from elastic rubber, EPDM adjusts well to structural expansion and contraction.
  • Black EPDM membranes may offer wintertime heating advantages over white reflective roofs in northern regions.
  • Compared to built-up or multi-ply systems, EPDM is faster and easier to install.
  • Many EPDM membranes are recyclable at the end of their service life, contributing to sustainability goals.

EPDM Installation Types

  • As with all single-ply membranes, EPDM is more vulnerable to punctures from sharp objects or third-party roof traffic — though such damage is uncommon.
  • Unlike TPO or PVC, EPDM seams use tape rather than heat-welding, which may affect long-term seam integrity if not properly installed.
  • Best Uses include: - Offices and retail buildings - Industrial facilities - Schools and institutions - Buildings in cold climates seeking energy cost reductions
